Responsibilities 

As a Journeyman Engineer with Hines, you will To effectively and efficiently operate and maintain all HVAC, Electrical, Life Safety and Plumbing systems and provide environmental control to the property. Responsibilities include, but are not limited to:

  • Provide prompt and courteous response to tenant requests within the guidelines set forth by Hines.
  • Willingness and ability to work overtime and be on a rotating on-call schedule to respond after hours to emergencies.
  • Maintain ethical, professional, and courteous relations with contractors and tenants.
  • Perform as a team member with all employees.
  • Assist to ensure compliance with all City, State and Federal safety and environmental laws, codes, standards and regulations.
  • Comply with all company and regional policies including: Refrigeration Management Program, Safety Program, Hazard Communication Program, Lock Out Tag Out Program.
  • Develop a thorough knowledge of all types of HVAC, Electrical, Life Safety and Plumbing equipment and systems in use at the property.
  • Perform preventive maintenance and repairs on all mechanical equipment as outlined by the Engineering Manager or the Assistant Engineering Manager.
  • Make adjustments and changes to HVAC and related equipment to maintain established comfort zones within the guidelines set forth by the Engineering Manager.
  • Start and stop HVAC machinery under the property operating procedures instituted by the Engineering Manager or the Assistant Engineering Manager.
  • Perform general repairs, maintenance and replacement of building components.
  • Participate in the water treatment program as follows, and as set forth by the Engineering Manager and Assistant Engineering Manager:
    • Ensure biocides and corrosion inhibitors in system are maintained at proper levels.
    • Perform chemical analysis, and make corrections for any abnormalities or substandard results.
    • Participate in continuous inventory of chemicals by routine checks.
  • Order, stock, and inventory parts and supplies as directed by the Engineering Manager or Assistant Engineering Manager.
  • Follow all current emergency procedures set forth by Hines and the assigned property, including but not limited to:
    • Direct and assist with evacuations, bomb searches and life safety alarms as deemed reasonable and prudent.
    • Assist emergency authorities and response teams in capacity of fire/life safety director.
    • Comply with all company and regional policies.

Qualifications
Minimum Requirements include:
  • High school diploma or equivalent from an accredited institution.
  • Technical Training as necessary to demonstrate aptitude and interest in the trade.
  • Two or more years commercial building experience. 
  • Interact with employees, visitors and contractors with poise and diplomacy.
  • Establish and maintain a cooperative working relationship with staff.
  • Perform house calls at an acceptable level for tenure in property.
  • BMS Computer / DDC controls experience including operating, troubleshooting, scheduling and basic programming.
  • Personal Computer skills including Microsoft Word, Microsoft Excel, ability to learn proprietary CMMS program.
  • Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form.
  • Operate all hand and power tools common to the trade.
  • Read and use all types of test equipment, analog digital multi-meters, pressure and temperature indicating and recording devices, air flow measuring devices, and leak detection devices.
  • Compute mathematical equations on a chiller performance test.
  • Communicate effectively both verbally and written.
  • Maintain calm demeanor in emergency situations.
  • Ability to obtain all necessary licenses within first year of employment including:
    • CFC universal refrigerant license
    • City of Seattle Refrigeration Operator’s License
    • State of Washington 07 maintenance electrician
