Another Source’s client, University of Puget Sound, is recruiting a Director of Facilities Operations and Maintenance to join their team in Tacoma, Washington. This is a full-time direct-hire role on-site.  

 

The Role: 

As the Director of Facilities Operations & Maintenance, you will lead a team of trade staff (HVAC Mechanics, Electricians, Plumbers, Locksmith and Carpenters,) vendors and contractors to carry out the facilities maintenance and operations mission within the financial resources available to achieve high quality outcomes. This position provides technical guidance and management regarding the inspection, installation, maintenance, repair, and modification of all building related systems. Working with the AVP for Facilities Services and the Facilities leadership team, you will effectively and efficiently administer the university’s building operations, maintenance, and facilities recapitalization programs.  

 

The Day to Day: 

  • Work with the management team to develop and implement programs designed to integrate safety, quality, and productivity, resulting in an enhanced client experience for the campus community. 
  • Directly lead and manage Maintenance Mechanics, Electricians, Plumbers, Locksmith and Carpenters, and student staff members. 
  • Facilitate the selection of contract services, vendor negotiation of service agreements, and day-to day monitoring of vendor performance to assure full compliance with established standards. 
  • Using the Computerized Maintenance Management System (CMMS) SchoolDude, track all maintenance work requests. Work with leads and AVP, to follow up and help resolve barriers to completing work in a timely manner. 
  • Solicit, evaluate and contract with vendors for maintenance work. 
  • Evaluate major equipment changes in buildings and identify targeted systems for further investigation of excessive energy or water use and develop corrective actions. 
  • Respond to after-hours calls from Security Services for assignment to the appropriate responder. 
  • Establish priorities and plans and coordinate the day-to-day operations of the division. 
  • Develop, implement and control the division budget.  
  • Review work assignments, maintenance schedules, service programs, procedures and practices, and make improvements as needed.   
  • Coordinate projects, activities of contractors and Facilities Services personnel, communicating and collaborating with building occupants to ensure stakeholder buy-in, maximum efficiency and minimum disruption.  
  • Communicate schedule, milestones, costs, and status, as applicable, to department managers and supervisors, stakeholders, and campus community.  
  • Ensure compliance with applicable local, state, and federal building codes and regulations.  
  • Maintain accurate records, including blueprints, CAD files, bids, change requests, value engineering, schedules, payments, correspondence, etc.  
  • Responsible for developing, implementing, and maintaining a comprehensive building condition assessment and accessibility assessment for campus facilities.  
  • Provide services and support to all areas of the department and campus community. This is accomplished through regular meetings and interpersonal relationships in support of the overall mission and strategic goals and objectives. 
  • Identify and participate in resolution of departmental/institutional challenges with continuous quality improvement as a goal. 

 

What we would like to see from you: 

 

  • Bachelor's degree in Construction Management, Project Management, Engineering, Architecture, Facility Management, or related discipline, plus minimum of three years’ relevant work experience in facilities maintenance, construction or architecture.  An equivalent combination of education and relatable experience to perform the essential functions of the job may be considered. Master’s degree in Engineering or related field.  
  • A minimum of one year of supervisory experience. 
  • Ability to read, interpret, and apply information from files, drawings, schematics, catalogs, laws, procedures, standards, reports, and manuals. 
  • Strong working knowledge of building codes, Electrical, Plumbing and HVAC codes, National Fire Protection Association (NFPA) Codes, ADA standards and codes, state/local code compliance, design programs, construction and service standards, customer service, troubleshooting, and maintenance work methods/practices. 
  • Certified Educational Facilities Professional (CEFP), Certified Energy Manager (CEM) and/or LEED Accredited Professional certification or Professional Engineer (PE) preferred. 
  • Wide range of knowledge on environmental, social, and economic, sustainability, and resource conservation issues and controversies and the strategies, technologies, and best practices to solve them preferred. 
  • Experience at an independent school, college, or university preferred.

The anticipated annual base salary range for this position is $90,000 - $100,000.
