Responsibilities 

As the Regional Engineering Manager of Multifamily with Hines, you demonstrate the Hines/Willowick Standards, while providing direction and oversight of engineering programs and initiatives to ensure the competitive advantage of the Hines/Willowick Regional engineering services model that sets Hines/Willowick apart, exceeds client expectations and is poised for significant growth.  The role will lead and coordinate all technical and mechanical work for multiple properties to ensure the interior and exterior of buildings, grounds, amenities, and common areas of the property meet Hines’ and Willowick’s standards. Responsibilities include, but are not limited to:

 

  • Provides non-reporting oversight to Senior level Maintenance and Engineering/Maintenance personnel serving regional multifamily communities.
  • Provides regional-level oversight of engineering/maintenance programs and initiatives and acts as a two-way conduit between Senior level regional Engineering and the Regional multifamily operational leadership.
  • Provides direction and support and accountability across the region related to:

Set the Standard

  • Preserve Hines/Willowick brand through quality-control of Hines/Willowick standards across regional engineering/maintenance functions.
  • Demonstrate knowledge and proficiency of all the Hines and Willowick Engineering Standards with the ability to provide expert training in those areas.
  • Actively understand and apply the intent and spirit of the Standards to all situations.
  • Demonstrate the high level of industry knowledge and skills both internally and externally to achieve Hines/Willowick notoriety as a best in class service provider.
  • Understand reputational risk and maintain professionalism that protects the Hines/Willowick name.
  • Demonstrate a visible code of personal ethics that sets the standard for all employees within Hines/Willowick Engineering.

Value Creation

  • Elevate new business generation through participating with the team in RFP responses and presentation.
  • Understand revenue streams and create and manage quantifiable KPI’s to drive decision making around maintenance expense controls and revenue generation support.
  • Collaborate with Corporate Engineering Services, Senior Regional Management, and other internal stakeholders to create the best solution for the mission.
  • Seek approval for new ideas and innovations that meet ownership objectives and support Hines/Willowick as a premier real estate partner.
  • Support new business development, acquisition and disposition efforts, conceptual design reviews, construction management and value-add commissioning and start-up processes.
  • Participate in site specific contract generation and administration, to set expectations, stabilize costs, and minimize ownership risk.
  • Responding to property insurance inspections and requests.
  • Inspect work performed by other service team members, contractors, and vendors to assess effectiveness of policies and procedures to ensure quality standards.
  • Support development and project teams with underwriting, capital planning, due diligence, expense evaluations, staffing models, etc.
  • Identify local or regional vendors and service providers to complement our brand and leverage the balance between results and costs.

  • Develop competent and cohesive maintenance/engineering team.
  • Create an inclusive environment that encourages innovation and promotes collaboration locally and cross-regionally.

  • Sponsor and mentor others, taking ownership of developing and advancing team members locally and regionally.
  • Support the team’s efforts to obtain required city and/or government licenses or permits (i.e., Boiler Operating Permit, State Maintenance Electrician’s License, EPA CFC Universal Certification Technician certificate, Certified Pool Operator, etc.)
  • Apply Engineering Job Competency Model regionally creating title and job description consistency.
  • Demonstrate empathy, show support, and promote mutual respect.
  • Strategically delegate projects based on skillset and to develop team members as appropriate to their career path.
  • Ability to manage and lead both non-union and union-based personnel.
  • Coordinates and conducts meetings, team building activities, training, and site visits to connect the maintenance teams across all the communities.

Qualifications
Minimum Requirements include: 
  • High School Diploma from an accredite institution.
  • Five or more years of experience as a Building Engineer or Maintenance Supervisor.
  • Two or more years of direct supervisory and manager level experience required.
  • Budget preparation and administration experience required.
  • EPA Certifications Type I and II or Universal for refrigerant recycling.
  • Strong knowledge and use of Microsoft Office products.
  • Excellent written, verbal, and customer service skills.
  • Strong problem-solving skills.
  • Strategic supervisory and decision-making skills.
  • Read and use all types of testing equipment, analog digital multi-meters, pressure, and temperature indicating and recording devices, air flow measuring devices, and leak detection devices.
  • Knowledge and proper use of basic hand tools (i.e., socket sets, wrenches, pliers, screwdrivers, saws, and hammers, etc.).
  • Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.
  • Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form.
  • Perform mathematical computations related to building operations for solving building comfort, operation, and financial issues.
  • Strong financial analysis skills, interpreting, composing variances and controlling budgets.
  • Meet highest attendance and punctuality expectations.
  • Operate a personal computer, devices, and software as appropriate for project and all other office equipment.
  • Ability to travel on short notice to multiple locations within a geographic area.
  • Climb up and down stairs and ladders.
  • Work additional time or non-standard hours, as business needs deem appropriate.
  • Performing some tasks inside personal living areas and conditions.
