JOB SUMMARY:

Manages construction/engineering projects for design, design review & project management related to permanent improvements, renovations, departmental and other projects with and emphasis on HVAC design & management. Maximum of $500K for new construction & $5M on renovations per project. Communication & Customer Service is top priority. Perform other duties as required.

JOB DUTIES:

35% - Essential - Design and Estimation: Develops scope for construction and renovation projects in campus buildings. Provides design, permits and specifications for general construction, HVAC, mechanical, plumbing and electrical systems. Provides drawings and specifications using AutoCAD, Revit, and other computer applications. Ensures compliance with applicable codes and standards. Estimates labor and material requirements and project schedule. Procures design services by contract. Ensures Facilities Maintenance and Custodial personnel are consulted to ensure maintainability. Assists codes official in plan reviews and code reviews. Collects data required to implement projects for departments and project managers.

35% - Essential - Project Management: Prepares contract and bid documents, reviews amendments and changes orders, and approves payment requests. Procures construction services by contract or use of in-house forces. Procures equipment and materials. Creates work orders. Schedules and coordinates material take-offs, project phasing, outages and disruptions. Recommends design modifications when field conditions warrant. Performs continual on-site inspection of construction activities and follow-up with customer throughout project to ensure quality, timeliness, and budget expectations are met. Conducts final project walk-through with customer. Ensures Facilities Maintenance and Custodial personnel are informed of project status.

20% - Essential - Records Maintenance: Maintains records of construction documents, including budgets, communications, contracts, change orders, drawings and specifications, meetings, invoices, payments, and purchase orders. Prepares reports. Documents project progress and management time daily. Ensures new equipment is added to building equipment database, including establishment of required preventive maintenance procedures. Ensures old equipment is removed from building equipment database. Provides as-built drawings to reflect physical changes of each project to vault coordinator. Reviews project upon completion to compare estimated with actual labor, materials, and duration. Completes and closes project in CMMS system.

10% - Essential - Safety: Promotes a safe workplace and safe work practices. Ensures compliance with all applicable OSHA safety mandates and enforcement of Clemson University's LOTO policy, excavation safety and confined space entry safety. Adheres to all EPA and DHEC rules.

MINIMUM REQUIREMENTS:

Bachelor's Degree in engineering, architecture or engineering technology and journey-level engineering or architectural work experience. A master's degree in engineering or architecture and entry-level engineering or architectural work experience may be substituted for the required experience.

PREFERRED REQUIREMENTS:

Work Experience: 5+ years in design of Mechanical Systems, diagnostics of various HVAC equipment and ability to manage multiple projects at the same time.
Licenses - Drivers License Class D normal < 26,000

Provides Budget Input - Provides input into the budgeting process, and oversees fund allocation.
