The MEP Sr. Project Manager is a professional who oversee the design, planning, and installation of Mechanical, Electrical, Plumbing, Heating, Ventilation, and Air Conditioning Systems in new construction or existing buildings. The Project Manager will be involved in all aspects of designing, planning, coordinating, staffing, scheduling, and executing commercial building construction and installation projects. They will work with a wide variety of other professionals, including building owners, developers, architects, engineers, and other contractors to ensure the systems are installed within the allotted budget and time schedule. The Project Manager must be able to multitask and stay positive while troubleshooting in stressful situations. The Project Manager will lead a team of up to 50 people during installations and should be personable, open-minded, and energetic.

 

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

  • Plans, manages, and coordinates projects and ensures construction project initiatives and timelines are met.
  • Reviews project plan to determine project program, scope, timeline, funding limitations, and allotment of resources to various phases of the project.
  • Jobsite visits and meetings with General Contractors, Building Owners, and other Subcontractors to discuss project status, next steps, change orders and coordination of multiple projects in and around the Wilmington, DE metropolitan area.
  • Work with engineering, salesmen, estimating, accounting, purchasing, and management to ensure project deliverables are met and/or exceeded.
  • Develop and Oversee project schedule, coordinate, and manage labor, and control quality to company standards.
  • Monitor expenditures and manage project cost budget, financial forecasts, and utilize project reports to forecast delays and cost over-runs or savings.
  • Prepare monthly Progress Reports for billing and regularly advise clients on project status.
  • Ability to review, understand and follow contract specifics.
  • Submit change orders and RFI requests when necessary.
  • Manage material take-offs from plans and specs for submittals and change order proposals.
  • Assist in guiding and scheduling material procurement and releases with purchasing to effectively maintain project schedules.
  • Assist with building relationships and scheduling sub-contractor work.
  • Prepares technical reports for routine inspections and/or operation and performance problems of newly installed systems and equipment; inspects construction sites for quality control of systems installation.

    QUALIFICATIONS

    EDUCATION and/or EXPERIENCE

    • Minimum 5+ years of commercial mechanical, plumbing, electrical, or HVAC construction project management experience. General Contractor PM experience will also be considered.
    • Bachelor’s in mechanical engineering, Construction Management, and/or relevant commercial building experience.
    • Local and stable work history.
    • Proficient with Microsoft Office products, including Word, Excel, Project and Acrobat Reader, ability to develop and generate custom tracking documents and reports. Background in construction documentation and administration preferred.
    • High level analytical skills and problem-solving capabilities, and the ability to effectively manage several projects in development and in the field simultaneously.
    • Excellent customer service, computer, and communication skills.
    • Strong interpersonal and team building skills.
    • OHSA 30 Course.
    • Knowledge of ASPE, ASHRAE, OSHPD.
