Director of Sustainable Facilities
Sustainable Facilities at Citywide Services is tasked with identifying and implementing initiatives and programs designed to help NYC Parks do its part to contribute to the sustainability component of OneNYC, the Mayor’s ambitious plan to reduce New York City’s greenhouse gas emissions 80% by 2050.  Our projects and programs run the sustainability gamut, from building and facility retrofits to save on energy costs and maximize the performance of our existing systems, to initiatives like composting, solar panels and green roofs. In addition, we provide training and education on energy conservation and environmentally friendly practices, promoting sustainability as a department-wide goal.

Major Responsibilities
• Under direction of the Assistant Commissioner of Citywide Services, prioritize site assignments to maximize energy cost savings and meet the goal of OneNYC carbon emission reductions.
• Supervise the Citywide Services Energy Manager.  Identify grant funding.
• Manage the agency’s mechanical asset inventory.  Work with other divisions to implement a new Enterprise Asset Management (EAM) system, including development of an integrated asset reliability program.
• Develop and oversee the mechanical systems inspection program for all major facilities.
• Establish a standard Building Automated System (BAS) model and work with other divisions to implement the model and maintain all existing BAS.
• Supervise the Preventive Maintenance (PM) Team.  Develop metrics to track efficacy and modify as needed. 
• Oversee the Air Conditioner (AC) maintenance and repair program and the in-house AC, Boiler and Solar installation programs. 
• Manage PM, Department of Citywide Administrative Services (DCAS) and Department of Emergency (DEM) expense budgets. 
• Work with the Capital division to increase efficiency mechanical systems, from preliminary scoping through final inspection.  
• Manage and coordinate the scheduling and logistics of mandatory trainings and additional technical trainings of Parks staff for mechanical systems and sustainability initiatives.
• Write and manage contracts to serve the needs of Parks’ facilities maintenance and sustainability programs.
• Oversee the performance of annual Department of Buildings (DOB) boiler inspections.  File repair work with DOB and Con Ed when natural gas lines are involved. 
Qualification Requirements 
1. Eight years of full-time experience in construction, repair, alteration and/or rehabilitation of multiple dwellings, commercial, industrial or public buildings in the capacity of general contractor, superintendent of construction, procurement specialist, evaluator responsible for cost estimation, or as a field supervisor or as an inspector, at least 18 months of which must have been in a supervisory or administrative capacity involving responsibility for a large number of buildings; or 
2. Education and/or experience which is equivalent to "1" above. Education in an accredited college leading toward a baccalaureate degree in engineering, architecture, engineering technology or a closely related field will be accepted on a year-for-year basis up to a maximum of four years. However, all candidates must possess at least 18 months of the specialized supervisory or administrative experience described in "1" above.
This position is exempt from NYC residency requirements.
Preferred Skills/Qualifications  
1. Professional Engineering license.
2. At least 10 years of experience repairing and maintaining HVAC systems.
3. LEED AP certified and familiar with Local Laws 84, 86 and 87.
4. Excellent communication, interpersonal and organizational skills.  
5. Strong computer skills including AutoCAD.
6. Driver license valid in the State of New York.
Salary: $105,000-$115,000
